By law, landlords must fit smoke alarms and, where appropriate, carbon monoxide detectors in their rented properties.

The law says that all landlords must:

  • Fit one smoke alarm on each floor
  • Fit a carbon monoxide detector if there is a solid fuel appliance
  • Check all alarms are working when a new tenancy starts

There is a fine of up to £5,000 if they do not meet these standards.

The tenant must check the alarms and let the landlord know if they are not working.

The Smoke and Carbon Monoxide Alarm (England) Regulations 2015 came into effect on 1 October 2015. The regulations do not apply to certain types of properties.
