Larger home extensions

For a limited time, some larger, single-storey rear extensions may not need planning consent. Find out more.

In May 2013, Parliament approved legislation to allow some householders to build larger, single-storey rear extensions as permitted development under the 'prior approval' process for a limited time.  The length limits also increased from four metres to eight metres for detached houses, and from three metres to six metres for other houses.

The government has now extended this process.  This means that if you submitted an application on or after 15 April 2015 and we approved it, you have got until 30 May 2019 to complete the work.  For any application or approval before 15 April, you had to complete the work by 30 May 2016.

This application is free-of-charge, but we do advise you to discuss your proposal informally as part of our Pre-application advice service to see if your proposed extension falls within the new limits.

If your application does fall within the new limits and you have submitted your application form and block plan, we will notify your neighbours.  The process takes a maximum of 42 days to get a decision.

You can obtain hard copies of the forms from the Planning Portal. You can find more details on our Planning Portal page.
